Are fire sprinkler systems required in residential basements?

Our new housing society in Kothrud, Pune, has a double-basement parking lot. The fire department is demanding sprinkler heads inside the car parking area. Is it legally mandatory for residential basements?

Yes, absolutely mandatory. Under the National Building Code (NBC) Part 4, all basements used for car parking or storage exceeding 200 square meters in area must be fully covered by an automatic sprinkler grid. Cars store flammable petrol/diesel and tires, making basements high hazard fire zones. Sprinkler installation is required to obtain your final building Occupancy Certificate (OC) and Fire NOC.
