Fire Rated Doors in India: Types, IS Standards, Ratings, and Buying Guide

Fire Rated Doors in India: Types, IS Standards, Ratings, and Buying Guide

A fire-rated door is one of the most critical elements of passive fire protection. Unlike active systems (sprinklers, alarms), fire-rated doors require no power, no activation, and no human intervention — they simply do their job by holding back fire and smoke, buying precious evacuation time. Yet they are one of the most misunderstood and most frequently non-compliant items found during fire safety audits in India.

What Is a Fire-Rated Door?

A fire-rated door (also called a fire door) is an assembly comprising the door leaf, frame, hardware, seals, and glazing (if any) that has been tested to a defined fire resistance standard. When closed, it can withstand direct fire exposure for the duration of its rating before burning through or losing structural integrity.

Fire Door Ratings Explained

  • FD30 (30 minutes): Used in residential buildings, between corridors and stairwells, and in light commercial occupancies.
  • FD60 (60 minutes): Used in commercial buildings, between floors, around lift shafts, and in hotel corridors.
  • FD90 (90 minutes): Used in hospitals, industrial buildings, and around areas of high fire load.
  • FD120 (120 minutes): Used in hazardous areas, large industrial plants, and compartment walls separating different occupancy types.

The rating specifies the door's integrity (E) performance, ensuring no flames or hot gases pass through. Higher-specification doors also carry an insulation (I) rating, ensuring the cold face does not reach temperatures that could ignite combustible materials on the other side.

Applicable Indian Standards

  • IS 3614 (Part 1):1992 — Fire check doors: steel and timber types.
  • IS 3614 (Part 2):1992 — Methods of test for fire resistance of door assemblies.
  • NBCS 2026, Part 4: Specifies where fire doors are required and their minimum rating for each occupancy type.
  • BS 476 (Part 22) and EN 1634-1 — European standards referenced by many premium Indian manufacturers for test certification.

Where Are Fire Doors Legally Required in India?

  • All staircase entrances in buildings above 15 metres — minimum FD60.
  • Lift lobbies and lift shaft openings — minimum FD60.
  • Plant rooms (generator rooms, pump rooms, electrical substations) — minimum FD60 to FD120 depending on content.
  • Kitchen areas in hotels and restaurants — FD30 minimum.
  • Compartment walls in hospitals and malls — FD60 to FD120.
  • Refuge floors and emergency lobbies in high-rises — FD60 minimum.

Types of Fire Doors Available in India

Steel Fire Doors

Most widely used in India. The door leaf is a hollow steel shell filled with mineral wool or vermiculite insulating material. Highly durable, low maintenance, and cost-effective. Available from multiple domestic manufacturers. Recommended for utility areas, plant rooms, and stairwells.

Price range: ?8,000–?30,000 per door leaf + frame depending on size and rating.

Timber Core Fire Doors

The door leaf is timber with a fire-resistant chipboard, MDF, or hardwood core. Covered in a timber veneer or laminate facing. Preferred for hotels, hospitals, and offices where aesthetics matter. The frame and hardware must also be fire-rated to maintain the assembly's rating.

Price range: ?15,000–?60,000 per door depending on finish and rating.

Fire-Rated Glass Doors

Vision panels using specially tested fire-rated glass (e.g., Pilkington Pyrostop, SCHOTT PYRANOVA) allow light transmission while maintaining fire integrity. Maximum glazed area is defined by the door's test certificate. Widely used in office interiors and hospital corridors.

Price range: ?25,000–?1,20,000 per door depending on glass area and frame type.

Critical Hardware Requirements

A fire door is only as good as its hardware. All of the following must be fire-rated and intumescent-equipped:

  • Hinges: Minimum 3 hinges per door leaf; stainless steel or brass, tested to FD rating.
  • Door closer: Mandatory — fire doors must always be in the closed position when not in use.
  • Intumescent strips: Fitted around the frame — expand when heated to seal the gap between door and frame.
  • Smoke seals: Brush-type or compression seals to prevent smoke ingress before the intumescent strip activates.
  • Panic bar / push bar: Required on fire escape doors to allow single-motion exit.
